We believe homeowners deserve the same transparency from a warranty that they expect from the repair itself. Southern Crawl Space Repair is locally owned, and we stand behind the work we complete. We have no corporate sales quotas, outside ownership pressure or incentive to bury the coverage behind vague language and complicated disclaimers.
In the unlikely event there is a problem, you will deal directly with the same local people that inspected your home, recommended the repair and completed the installation. We will inspect the issue and make it right.
We explain the coverage before work begins, put the warranty in writing and make sure you understand what is protected, how long it lasts and what is required to keep it active.
Southern backs every encapsulation liner we install with a 25-year transferable warranty. Covered crawl space drainage systems also include a 25-year transferable warranty, along with 1-year workmanship coverage plus applicable manufacturer warranties.
25-Year Transferable Vapor Barrier Warranty
Southern warrants every crawl space encapsulation vapor barrier we install for 25 years from the installation date against rips, tears and seam separation caused by defects in Southern-provided materials or Southern’s installation under normal residential use.
If a covered defect occurs, Southern will provide the labor and materials reasonably necessary to repair the affected portion of the liner at no additional charge.
Annual maintenance is not required to keep the liner warranty active.
The warranty transfers to a future homeowner when the new owner provides Southern written notice within 90 days after taking ownership. The original 25-year warranty period continues from the installation date and does not restart after transfer.

25-Year Transferable Crawl Space Drainage Warranty
Southern provides a 25-year transferable warranty on covered crawl space drainage systems identified in the signed contract.
The warranty covers the installed drainage system’s ability to collect and direct ordinary groundwater and seepage from the covered areas to the designated sump basin or discharge point.
If a covered defect occurs, Southern will provide the labor and materials needed to repair the affected portion of the drainage system. Southern may complete a localized repair when that repair restores the system without replacing the entire installation.
To keep this warranty active, Southern must perform an annual inspection and maintenance visit within 60 days before or after each installation anniversary. Southern will send reminder emails as a courtesy, but the homeowner remains responsible for scheduling the visit and keeping the required maintenance current.
Sump pumps and battery backup systems carry their own applicable manufacturer warranties. A battery backup helps keep the sump pump operating during a power outage. When a recommended battery backup is declined, warranty coverage does not extend to water intrusion or related damage caused by the loss of power.
The warranty transfers to a future homeowner when required maintenance remains current and the new owner provides Southern written notice within 90 days after taking ownership. The original 25-year warranty period continues from the installation date.

One-Year Workmanship Warranty
Southern provides a one-year workmanship warranty on all services.
If a covered installation defect occurs during the first year, Southern will provide the labor needed to correct the affected work.
This warranty applies to Southern’s installation work. Equipment and products with separate manufacturer warranties remain covered under those manufacturer terms.
Equipment and Manufacturer Warranties
Crawl space dehumidifiers, sump pumps, backup pumps, batteries, alarms, condensate pumps, controls and other equipment carry the applicable manufacturer warranties.
Southern’s one-year workmanship warranty covers the installation work unless the signed proposal provides different coverage. The manufacturer determines the equipment warranty period and terms.
