High Humidity and Standing Water in a Charlotte, NC Crawl Space

A perfectly maintained Charlotte home with beautiful landscaping still had serious moisture problems beneath it. Southern Crawl Space Repair completed a full encapsulation to control ground moisture and Charlotte’s humid outside air, treated the wood with our spray-and-scrub mold-remediation process, repaired the damaged insulation, and added French drains with a sump pump to protect the foundation.

Starting the Repair: What Happens When High Humidity Goes Unchecked

The crawl space had high humidity because of a deteriorated vapor barrier, vents that allowed Charlotte’s humid air to enter, and active water intrusion. The excess moisture created heavy condensation that fed active mold growth on the floor joists and soaked the insulation until it began to fall. It also cupped the hardwood floors inside the home. Active water intrusion pooled alongside the foundation, increasing the risk of long-term damage to the home. Vents and unsealed foundation penetrations also allowed mice to move in…but who could blame them, it’s a great house!

Completing the Repair: Required All Our Services

Southern started by removing the deteriorated vapor barrier and damaged insulation. We then treated the floor joists and subfloor with our spray-and-scrub mold-remediation process. To control the active water intrusion, we installed a French drain around the interior perimeter of the foundation and connected it to a sump pump.

Once the crawl space was clean and dry, we installed a reinforced 20-mil vapor barrier across the ground, foundation walls and piers, sealed the vents, and closed the openings that allowed mice inside. We added an AprilAire® E100 dehumidifier to control the humidity in the crawl space. We also added a duct kit to ensure airflow throughout the crawl space. Finally, we installed spray-foam insulation on the foundation walls, leaving the floor joists exposed to the dehumidified air.

This project required nearly every service Southern offers, including cleanout, encapsulation, mold remediation, waterproofing and insulation repair. The completed system controls water and humidity, protects the home’s foundation and wood framing, eliminates the conditions that fed mold and musty odors, and keeps mice from entering through the sealed openings.
